A home and land package is when a buyer purchases a block of land and a home design package that will be constructed on the block of land, in one process but across two contracts.

A buyer will have contracts for both the land component and the construction component, because they are purchasing from two separate entities.

Yes, you can. While our range of home and land packages have been carefully selected to offer modern, sophisticated living for today’s available lots, we can also work with you to customise your home and land package design or modify the existing design and floorplan, subject to the specific land lot, council requirements and compliance checks, so the home that is delivered is just right for you and your family. With the tailored options of our Wisdom Homes designs, you can create a customised home that is the perfect style, size and floorplan for you and your family.

While landscaping is not typically included in our Home and Land Package pricing, it is an ‘added extra’ we can include for you during the design and selection step at the start of your home building journey with Wisdom Homes.

We can design and implement your landscaping vision as part of the overall build of your new home, dependant on your lifestyle requirements and budget.

All our Wisdom Homes builds offer the option to add a pool and landscaping to complete the aesthetic of your new home. These additions can be tailor-made to suit you and your families unique requirements.

Due to the individual and unique nature of our Home and Land packages, we do not always have a home for you to tour that is going to meet the exact specifications of the package you have chosen.

We do, however, have a large number of Display Homes that are open to the public to view – often these homes will include similar floorplans, colour schemes, fittings and finishes to those that you have chosen and are a really good indication of what your finished home will look and feel like.

When buying a home and land package, costs such as stamp duty and registration fees are not included in the price.

As a buyer, you will also need to appoint a legal representative (a solicitor or a conveyancer) to coordinate the purchase and finer details of your block of land.

Once your new home has been built, you will need to make arrangements for the standard home connections, such as power, water, gas and internet.

As a homeowner you are responsible for contacting utility providers, including electricity and telephone providers, to set up your home account and arrange connection.

Yes. With Wisdom Homes you are required to pay a $2,000 deposit to secure your home and land package. At this point, Wisdom Homes will issue a Land Contract to your nominated solicitor/conveyancer and mortgage broker (if you have one).

We will also create a Building Agreement and Contract Plans for you to sign at our Head Office with your Tender Presenter, at which point you will be required to pay a 10% deposit (less your initial $2,000 deposit) to finalise your agreement and have your home and land package removed from the “For Sale” market.

The settlement of your Land Lot will need to take place before we can commence construction on your new home. Once a settlement date is set, we need you to please notify your Customer Service Representative, so they are ready for your land settlement and the next steps in the journey. Council Approval for your Development Application will also need to be received. Your new build can commence once Council Approval for your Development Application has been received.

The time for each new home build varies depending on your specific block, chosen home design any modifications to the plans, landscaping requirements, specific council and required approvals.

We source land in the areas we build, throughout South West Sydney Region such as Oran Park, Gregory Hills, Leppington, Cobbity, and to parts of the Wollondilly Shire and Illawarra Region such as Calderwood, Wongawilli, Thahmor, Thilmere to name a few. Please note, the suburbs are constantly changing due to land availability.
